The project consists of the comprehensive renovation of a house located in a residential building between party walls, with heritage protection, maintaining the existing structure and adapting the property to current standards of habitability, comfort and efficiency.

The project involves the complete demolition of the interior partitions and the creation of a new functional layout, optimizing the usable space and improving the relationship between the different areas. The design features an open-plan main space that integrates the living room, dining room, and kitchen, maximizing natural light and cross-ventilation, and organizing the remaining rooms around a clear and efficient layout.

The project includes a complete renovation of the electrical, plumbing, sanitation, ventilation, and air conditioning systems, in accordance with current regulations and the Technical Building Code. Solutions are being implemented to improve thermal and acoustic insulation through interior wall linings, new exterior windows with thermal break, and high-performance glazing.

Regarding the finishes, dry construction systems are used for interior partitioning, along with continuous suspended ceilings and high-quality cladding, guaranteeing durability, ease of maintenance, and user comfort. The project respects the building's structural and compositional elements, ensuring the intervention's compatibility with the existing level of protection.

The result is an updated, efficient and functional home that combines contemporary technical solutions with respect for the building's original architecture.

 

Comprehensive home renovation in C. Zubieta

Spatial reconfiguration, spaciousness and high-performance finishes

The project proposes the complete renovation of a house of approximately 180 m², originally configured with a layout typical of the 1970s, characterized by excessive compartmentalization, inefficient routes and the existence of separate access for service and housing.

The intervention completely eliminates the existing layout to implement a new contemporary residential scheme, Based on open spaces, functional clarity, and a direct relationship with the facades and views, the result is a spacious, bright, and perfectly hierarchical home, in accordance with current standards. high-end housing.

The new organization defines a main day area Comprising a large, continuous open-plan living-dining room and integrated kitchen with a central island, this layout is conceived as the heart of the home. This design promotes a sense of spaciousness, flexibility of use, and abundant natural light, further enhanced by large windows with minimal framing that maximize the existing views.

The private area The layout is structured around a master bedroom at the front of the house, designed as a complete suite with an en-suite bathroom and dressing room, and a direct connection to the outdoors. The program is completed with three additional bedrooms, one of which has an en-suite bathroom and faces Zubieta, ensuring privacy and comfort. In the central area of the house, there is an additional full bathroom and a support office space.

The project consists of the comprehensive renovation and segregation of an existing dwelling located in a residential building of historic character, with the aim of dividing it into two independent dwellings, fully functional and adapted to current regulations regarding habitability, accessibility and safety.

The work is carried out entirely inside the dwelling, without affecting the load-bearing structure or the building envelope, respecting its degree of heritage protection and preserving the original architectural elements. The intervention starts from an initial state with an obsolete layout and original materials and installations, proposing a complete reorganization of the interior spaces.

The new design defines two distinct residential units, each with living-dining-kitchen areas, bedrooms, offices and wet areas, fulfilling the minimum surfaces, spatial conditions and functional requirements established by the regional habitability regulations. The layout is optimized based on the existing orientation and the actual possibilities of the property, guaranteeing proper natural lighting and ventilation.

The works include the total demolition of the interior partition walls, The execution of new partitions using laminated plasterboard systems with acoustic insulation, the complete renovation of the electrical, plumbing, sanitation, ventilation and lighting installations, as well as the installation of new interior carpentry and security elements in access points.

The project justifies compliance with Technical Building Code, Especially regarding safety in use, noise protection, health and safety, and fire safety, technical solutions compatible with the nature of the intervention and the existing building are applied. Measures to improve acoustic comfort and the efficiency of the building's systems are also incorporated.

The result is the transformation of a large house into two contemporary, efficient and regulatory-compliant homes, integrated into a protected building and adapted to current residential needs, without altering the architectural identity of the complex.
