Comprehensive renovation of the Hotel Villa Magalean
The project includes the comprehensive rehabilitation of the building originally named as Villa Albertina, located in Nafarroa Behera kalea nº 2, Hondarribia, within the urban area AIU “30. Comprehensive Renovation of Local in C.Arrasate

The works are limited to controlled interior demolition, respecting the building's structural elements and ensuring the stability, safety, and protection of adjacent spaces. The project also incorporates a specific study of waste management, establishing criteria for separation, removal and final disposal of construction and demolition waste in accordance with current regulations.
The project justifies compliance with municipal urban planning regulations, as well as the applicable basic requirements of the Technical Building Code, particularly regarding structural safety and fire safety, consistent with the limited scope of the intervention.
The result is a open, versatile and technically prepared commercial space, which forms the basis for a future comprehensive reform and adaptation to a new use, fully integrated into the urban and building context of the surroundings.
Comprehensive home renovation in C. de Pedro Egaña
The project consists of the comprehensive renovation of a house located in a residential building between party walls, with heritage protection, maintaining the existing structure and adapting the property to current standards of habitability, comfort and efficiency.
The project involves the complete demolition of the interior partitions and the creation of a new functional layout, optimizing the usable space and improving the relationship between the different areas. The design features an open-plan main space that integrates the living room, dining room, and kitchen, maximizing natural light and cross-ventilation, and organizing the remaining rooms around a clear and efficient layout.
The project includes a complete renovation of the electrical, plumbing, sanitation, ventilation, and air conditioning systems, in accordance with current regulations and the Technical Building Code. Solutions are being implemented to improve thermal and acoustic insulation through interior wall linings, new exterior windows with thermal break, and high-performance glazing.
Regarding the finishes, dry construction systems are used for interior partitioning, along with continuous suspended ceilings and high-quality cladding, guaranteeing durability, ease of maintenance, and user comfort. The project respects the building's structural and compositional elements, ensuring the intervention's compatibility with the existing level of protection.
The result is an updated, efficient and functional home that combines contemporary technical solutions with respect for the building's original architecture.
Villa Elvira Senior Residence
The project includes the implementation of a new residential center for the elderly in the Intxaurrondo street nº 38 in Donostia–San Sebastián, in a parcel located between Intxaurrondo street itself and the Txaparrene Promenade, in a consolidated urban environment and well connected. The action takes place in an area with a marked topographic slope, a condition that has been decisive in the volumetric configuration y functional of the building.
The intervention proposes the construction of a residential care building, designed in accordance with the criteria established by the municipal urban planning regulations and the Specific regulations for residential centers for the elderly in the Autonomous Community of the Basque Country. The new equipment It houses a total of 49 places, organized in cohabitation units distributed in three floors above ground, guaranteeing a high percentage of single rooms and prioritizing the spatial quality, the universal accessibility and the comfort of the users.

The functional organization clearly distinguishes the public, private and service routes, optimizing the center operation and reinforcing the security and the access control. Comprehensive renovation of the premises on Avenida de la Libertad
